State 32, LLC is a real estate investment syndicate focusing on residential properties in Minnesota. With a capital raise of $2M, the syndicate aims to acquire, renovate, rent, and sell properties in Minnesota, targeting Minneapolis/St. Paul, Duluth, and Rochester. The business model revolves around value-add strategies, market appreciation and rental income, with a projected investment horizon of 4-7 years.
State 32, LLC will be filed as a 506(b) entity allowing investments from both accredited and non-accredited investors. The target end capital investment will be $2M, with investors able to enter the LLC with a minimum of $5K.
The management team is led by Mike Peller, our General Partner. With over 30 years of experience in the industry, Mike has built a residential portfolio in excess of $12M. Mike has extensive experience in both the purchase/sale side but also the renovation and rental aspects of real estate investment.
The real estate portfolio's goals are to see a return of 5% - 12% in years 1-2 and 24% - 30% by year 5. The timeframe for this investment portfolio is 4-7 years.
